Accommodation Terms & Conditions

Deposits and Final Payments

We require one third of the total price of the booking as a deposit when you book your accommodation. The remaining balance is to be paid no later than two months before arrival.

For bookings made less than two months before arrival, the total amount of the booking is required when you book.

Outstanding Balances and Cancellation of Bookings

The full amount of any booking remains due at all times once the booking is confirmed by us and/or the deposit paid.

If the final balance of payment for a booking is not received two months prior to arrival, or if the booking is cancelled at any time, we reserve the right to place the accommodation back on the market. In such cases:

  • We will always re-market the accommodation.
  • Should we successfully re-let the entire accommodation/booking, any deposit paid will be refunded.
  • In the event that we are unable to re-let the entire booking, the final balance of the booking will remain due at all times.

Arrival and Departure

Your accommodation will be available from 3.00pm on the day of arrival and guest are requested to leave no later than 11.00am to allow our cleaning staff access. If you need to arrive outside of these times, please give us a call. We ask that accommodation is left tidy on departure, and that all dishes in the kitchen are clean, the dishwasher emptied, bedlinen stripped and that all rubbish/recycling is place in our main bins.

Dogs at Paddington Farm

We accept well behaved dogs, please enquire for more information. Dogs are charged for at £2 per night. This can be paid for on arrival if not paid for at time of booking.

Dogs must be kept on a lead at all times, any mess cleaned up, and dogs should not be left unattended at any time in the accommodation. Owners are responsible for their dog’s behaviour and must ensure they have suitable liability insurance for their dog.

Smoking

Smoking is not permitted in the interiors of any of the buildings.

Fireworks & Fires

The lighting of fireworks is not permitted on the property at any time. Fires may only be lit in the fire braziers outside, or, for farmhouse guests, in the log burner in the living room.

Fire Alarms

There are fire alarms in all of our properties. They are there for your safety and must not be unscrewed or disconnected under any circumstances – tampering with them will activate the main fire alarm, which can only be reset by the alarm engineer (incurring a call out charge, which will be passed on to guests in the property in which the alarm has been tampered with).

Lost Keys

A £15 charge will apply for any keys lost during your stay.

Damages

We reserve the right to charge for any significant damages and/or breakages to the accommodation, their contents or the grounds.

End of your Stay

And the end of your stay you agree to leave the accommodation in the condition it was on arrival and to ensure:

  • Recycling is limited to the containers provided or arrangements are made for the disposal thereof.
  • The premises are left in a clean and tidy condition with dishes, cutlery etc, washed and put away.
  • In event that furniture, crockery etc is moved from one accommodation to another, it must all be returned to its original position. Should it be necessary to rectify the condition of the accommodation, recycling, etc a charge will be made based on time and/or damage.
  • We ask that all bedding is stripped before you leave. For guests staying in the farmhouse please take the bedding to the laundry room in the farmhouse. For guests staying in the longhouse please strip beds and leave the laundry in the rooms.

Any other assistance provided during stays will be charged for as appropriate and agreed in advance.
